Technical Property Manager FM

For our subsidiary, which is responsible for operating the student accommodations, we are looking to strengthen our team with the immediate hiring of a:

Technical Property Manager FM

(Vienna / Full-Time)

Role Overview

• To be a key part of the Operational Management team with responsibility for the day-to-day management of planned and reactive maintenance across LUMIS Living EU properties,
• Ensuring that the Tec PM, H&S, and FM management aligns with company policies, procedures, and industry best practices.
• To provide comprehensive two-way communication to staff and customers and maintain statutory compliance and operational control of facilities within LUMIS Living EU Estate.
• Ensuring facilities services are delivered within the agreed budgets.
• To maintain the digitised reactive maintenance, PPM & compliance schedules for each property
• Deliver reports and dashboards for operational reviews for each EU property
• Support the establishment and maintenance of 25-year lifecycle plans for each property

Key Responsibilities

Customer Experience

• Develop and maintain a professional working relationship with the site GMs and stakeholders.
• Make regular contact including, but not limited to, attending relevant meetings, working groups, etc.

Operational

• Ensure compliance with statutory regulations, health and safety, and environmental policies.
• In Europe, deliver the requirements for the scope of Tec PM, asset management and facility management covered in the FM requirements of Hausverwaltung & Technische Hausverwaltung
• Maintain digitized schedules for maintenance and compliance.
• Oversee maintenance teams and subcontractors to meet service level agreements (SLAs).
• Deliver operational reports and share best practices.
• Monitor productivity and ensure job scheduling meets SLAs and KPIs.
• Support FM soft services, security, and cleaning contract management.

Financial

• Prepare monthly accounts and support budget development.
• Analyze cost reports to improve operational efficiencies

People Management

• Lead, train, and motivate your team to meet performance standards.
• Conduct appraisals and develop talent within your region.
• Maintain a customer-focused approach and ensure proper training for maintenance teams.

Qualifications and Experience

• Experience in a similar role within student co-living or hospitality.
• Strong background in customer-focused environments.
• Proficient with FM systems, BMS, and PPM tools.
• Knowledge of Health & Safety regulations and property compliance.
• Proven track record of meeting financial targets and managing workloads.
